Four Seasons Charleston picks Hoar, opening slips to 2030

The long-planned Four Seasons Hotel and Residences Charleston has a general contractor at last: Strategic Property Partners has picked Hoar Construction to build the downtown project, with groundbreaking targeted by the end of this year and completion pushed to 2030 — two years later than the original 2028 timeline.

The 1.9-acre site at 155 Meeting Street, where the former Days Inn motel was demolished in February, will hold 139 hotel rooms and 36 private residences, along with multiple restaurants and bars, a spa and fitness center, an outdoor pool and 7,000 square feet of event space. The residences will range from a 1,700-square-foot one-bedroom to a 3,700-square-foot three-bedroom, with prices starting at $5 million.

Preconstruction has moved deliberately since Cascade Investment — the personal holding company of Microsoft co-founder Bill Gates and controlling shareholder in the Four Seasons chain — began assembling the land in late 2022, eventually spending $57 million on the corner and neighboring downtown properties. Charleston-based Iskagna will provide owner representation for the build, and the design team of Morris Adjmi Architects, Lark Design Studio and Hollander Design remains in place.

An initial round of archaeological investigation on the property was completed in July 2026 by Brockington and Associates, using ground-penetrating radar and trenching. A trench along Horlbeck Alley exposed the foundations of houses destroyed in the Great Fire of 1861 along with glassware, bottles, ceramics and bone; no human remains were found. Construction staging is arranged on leased city-controlled lots near Market Street, and construction traffic will route from Market Street behind the Meeting Street Inn into the site.

When it opens, the property will be South Carolina's first Four Seasons-flagged luxury resort.
