A landmark property on Sullivan’s Island, formerly a Fort Moultrie officers club, is back on the market for $18.5 million, with the added benefit of approved redesign plans that are grandfathered into the sale. The property, known originally as Jasper Hall, is located at 1735 Atlantic Ave. and has been vacant since 2020. The listing agent, Robertson Allen with The Cassina Group, stated that the property was relisted on August 13 and will remain on the market for 60 days.
If sold at its asking price, the property would establish a new record for residential sales on Sullivan’s Island, surpassing the current record set in May when a property at 1 44th Ave. closed for $15 million. Jasper Hall is owned by a company controlled by real estate investor John Derbyshire, who acquired the site and four surrounding parcels in 2022 for $16.2 million.
The original Jasper Hall was constructed in 1926 as a beach recreation facility, featuring diving boards, slides, an open-air theater, and a dance hall. This original structure, built before Atlantic Avenue existed in that section of the island, burned down in early 1932, leaving only a massive stone fireplace. By November 1932, plans were underway for a $9,000 replacement officers club on the same site, incorporating the relic fireplace, a bungalow, golf shop, coat room, caretaker’s apartment, and a ladies’ restroom. Construction was completed by March 1933.
The club served as a social hub for soldiers for over a decade, hosting grand ballrooms and performances by well-known bands and orchestras. Notable early visitors included Col. George C. Marshall, who was Fort Moultrie’s commandant in 1933 and later became chief of staff for the U.S. Army, secretary of state, and a Nobel Peace Prize recipient.
After its military service, the property was sold in 1950 for $27,000 to South Carolina Electric & Gas Co., which utilized it as a seaside retreat for employees and an event rental space. Dominion Energy, which acquired SCE&G approximately seven years ago, closed the Sand Dunes Club in 2020 during the pandemic, and it has not reopened since. In 2021, SDC Island Resident Club LLC, an affiliate of Charleston hospitality investor Ben Navarro’s holding company, intended to purchase the property for $19 million, but the deal fell through after the S.C. Public Service Commission mandated Dominion Energy to seek competitive bids.
The property was initially listed in 2024 for $13.95 million as is, featuring a community-sized pool, children’s area, commercial kitchen, pond, event space, and gazebo on its 2-acre site. The owners removed it from the market in July 2025 to pursue a new strategy. Over the past year, they engaged a local architecture firm to research the property’s history and develop a redesign for the building’s exterior, addressing decades of renovations and wear. The newly approved plans aim to restore more of the building’s original architectural elements, such as large windows consistent with officers’ quarters.
Allen noted that the exterior design has received approval, allowing future buyers the flexibility to renovate the interior to their preferences. The property encompasses 11,500 heated and cooled square feet, excluding the porches. Today, Jasper Hall is recognized as a Sullivan’s Island Landmark and is eligible for listing in the National Register of Historic Places. If the 60-day listing period expires without a contract, the current owners plan to proceed with reimagining the building according to the redesign plans, creating a turnkey compound that would be offered at a different price point.
