West Ashley municipal office project moves into site work

Charleston’s Sept. 8 City Council agenda lists approval of Change Order #2 for the West Ashley City Office Building. The agenda describes a $33,385,282 change order that establishes a final construction guaranteed maximum price of $35,548,743 for the project.

The same council record lists a total project budget of $49,583,114.46, funded through future general-obligation bonds and general-fund reserves. It says the change order covers the remaining construction scope and authorizes staff to handle smaller contract amendments from available contingency funds.

The project is moving through site preparation at 1660 and 1662 Ingram Road, across from Ashley Landing. The city’s project page identifies the location and lays out the work sequence for clearing the property ahead of the office build.

The near-term schedule calls for vertical demolition to finish during the week of Sept. 7, followed by tree protection and stormwater controls during the week of Sept. 14. Horizontal demolition of the concrete slabs is scheduled to start the week of Sept. 21.

Later milestones on the city schedule include mass grading in mid-October, utility work and earthquake drains in mid-November, and foundation work in late December. For West Ashley residents, the next visible changes should be the site controls and demolition steps listed for September, followed by grading and utility work.
