Charleston-North Charleston Metro Leads Nation in New Construction Value

The Charleston-North Charleston metropolitan area has been ranked as the top metro in the nation for new construction, according to a report released on August 31, 2026. This recognition highlights the region’s favorable conditions for homebuyers seeking newly built residences at competitive prices.

The report, which evaluated the 100 largest U.S. metros, assigned Charleston-North Charleston an overall score of 84.7 out of 100. A key factor in this top ranking is the significant price advantage for new homes: the median listing price for a newly built home in the metro area is $443,273, which is 12.2% lower than the median price of $504,832 for existing homes. This represents the strongest new-construction price advantage among the top ten markets identified.

Eight of the top ten metros for new construction are located in the Southern United States, with six of these in North or South Carolina. Greenville-Anderson-Greer, S.C., secured the second position nationally. Joel Berner, a senior economist, noted that Southern metros are not only increasing housing supply but also creating environments where new homes can compete on price with, or even surpass, existing homes. This trend is attributed to factors such as more permissive zoning, less restrictive building codes, and lower land costs in the South.

The ranking also indicates a prevalence of small-to-midsize metros among the top performers. Charlotte, the 20th-largest U.S. metro, is the largest market in the top ten, followed by Nashville, ranked 35th. No other metro in the top ten falls within the 50 largest U.S. metropolitan areas. Additionally, many of these leading metros, including Charleston, are anchored by major research universities or flagship schools, which contribute to local employment, talent pipelines, and sustained economic growth, thereby supporting demand for new homes.

The 2026 ranking methodology considered four weighted measures: new-construction share of listings (33%), the new-construction premium (33%), the difference in average climate risk between new and existing homes (17%), and new-construction market hotness, based on page views per listing and median time on market (17%).
