NORTH CHARLESTON, S.C. — Two office buildings on Lacross Road in North Charleston have changed hands for $21 million, with the new owners betting on demand from a large hospital campus going up next door.

SK Investment Group, the investment arm of Atlanta-based SK Commercial Realty, teamed with Charleston-based Weaver Capital Partners to buy Rivergate I and II at 4975 and 4995 Lacross Road. The seller was not named.

The two buildings hold 116,409 square feet, and 93% of that space was leased when the deal closed.

Next door, Roper St. Francis Healthcare is building a $1.2 billion hospital campus slated to open in 2029 with a Level II Trauma Center. The buyers said they will keep current tenants and slowly reshape the buildings to draw medical and health care users as the campus fills in.

The purchase is the second of 2026 for SK Investment Group, which earlier bought a fully leased shallow-bay industrial building in Acworth, Ga.
