North Charleston, S.C. — Food Lion-anchored Brentwood Plaza changed hands for $9.15 million in an Oct. 6 sale announced this week, according to Franklin Street, the commercial real estate firm that represented the seller.

The 79,000-square-foot retail center at 4400 Dorchester Road near Leeds Avenue is fully leased. It opened in late 1964 with an A&P supermarket as the primary tenant and is one of North Charleston’s oldest shopping centers.

Downtown Charleston-based Host Property Group’s HPG Brentwood LLC is the new owner. The seller was an affiliate of Malon D. Mimms Co. of Roswell, Ga., which bought the plaza in 2006 for $6.5 million.

Franklin Street said the deal drew more than 15 offers as buyers eyed rising rents when leases expire along a corridor seeing multifamily and single-family growth. A filing with the S.C. Department of Environmental Services says the new owner plans renovations and parking improvements while working with regulators on past Texaco and dry-cleaning contamination at the site.

Leeds Avenue is also home to major civic addresses in North Charleston, including county facilities near 3691 Leeds Avenue, underscoring the plaza’s place in a busy Dorchester Road retail strip.
