# Charleston-Based Firm Sells North Carolina Townhome Property

A Charleston-based real estate firm recently completed the sale of a 107-unit townhome property in Pineville, North Carolina. The transaction for Charleston Row Townhomes, which occurred on August 12, was handled by Berkadia on behalf of the seller, Blaze Capital Partners.

Berkadia Senior Managing Directors Caleb Troop, Director Thomas Colaiezzi, and Associate Directors Matt Robertson and Drew Kwiatkowski from Berkadia Charlotte led the sale. At the time of the sale, Charleston Row Townhomes was 98% occupied.

According to Troop, the sale indicates a renewed interest in institutional-quality build-to-rent investments within the Charlotte market. He anticipates increased transaction activity in the latter half of 2026, citing legislative clarity and a normalization of rental housing supply-demand imbalances in the metro area.

Built in 2014 and located at 11945 Crooked Stick Place, the community offers two- and three-bedroom townhome units, ranging from 1,162 to over 1,700 square feet. The residences feature chef-inspired kitchens with granite countertops and freestanding islands, full stainless steel appliance packages, wood-style flooring, in-unit washers and dryers, spacious walk-in closets, private patios, and private one- or two-car garages.

Charleston Row Townhomes is situated in Pineville, within Charlotte’s South Charlotte corridor, providing residents access to employment centers and amenities. Major regional demand drivers, including Atrium Health Pineville, Carolina Logistics Park, and Ballantyne’s corporate and lifestyle hub, are conveniently accessible, along with various shopping, dining, and everyday conveniences.
